These Terms govern your use of Elite Retreats | Guides (the "Service"), digital stay guides created and managed by Stephanie A. Smith P.A. By using a guide, submitting a request, or creating a host account, you agree to these Terms.
Guides provide property information, house instructions, and local recommendations for guests of participating vacation rentals. Information is provided for convenience, may change, and is not guaranteed to be complete or current. Always follow posted property rules and instructions from your host.
Submitting a package or service request sends your request and contact details to the property host. A request is not confirmed until the host confirms it. Packages, pricing, availability, payment, cancellations and refunds are set by and handled with the host unless stated otherwise at the time of confirmation.
Hosts must be at least 18, provide accurate information, keep login credentials secure, and are solely responsible for the content of their guides, their properties, their rentals, and compliance with laws that apply to them, including any required Florida DBPR license, rental taxes, and HOA or condominium rules.
The Service is an information tool. It does not take reservations, act as a property manager, or provide real estate brokerage services. Any real estate services offered by Stephanie A. Smith P.A. are provided through eXp Realty, LLC under separate agreement.
Weather and tide information comes from Open-Meteo and NOAA and may be inaccurate or delayed. Do not rely on it for safety decisions. Links to local businesses are for convenience and are not endorsements; any business you do with them is between you and that business.
Do not misuse the Service, attempt unauthorized access, scrape content, or submit false information.
Guide design, text and branding are owned by Elite Retreats or its hosts and may not be copied without permission.
The Service is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Elite Retreats and Stephanie A. Smith P.A. are not liable for indirect, incidental, or consequential damages, or for the acts of hosts, guests, or third-party businesses. Our total liability will not exceed the amount you paid us, if any, in the 12 months before the claim.
Program: Elite Retreats | Guides sends updates about your add-on package or host request and stay-related information, and, if you separately opt in, marketing messages, to people who opt in on our website. Frequency: Message frequency varies. Cost: Message and data rates may apply. Opt-out: Reply STOP to any message to cancel; you will receive one confirmation message and no further messages. Help: Reply HELP or contact hello@realestatesteph.com / 239-778-4964. Carriers are not liable for delayed or undelivered messages. Consent is not a condition of purchase. We may update these Terms. The updated version will be posted here with a new Effective Date.
These Terms are governed by the laws of the State of Florida. Any dispute will be resolved in the state or federal courts located in Collier County, Florida.
